Sadly, there's been precious little progress to report. I had a stretch where I got caught up in the whole farming gig, and then 2 HVAC guys flaked out on me. They both arranged to meet with me to develop a plan, and neither ever showed. They're a strange lot.

Anywho, I'm waiting on a plan from the AC guy before I finish the framing on the top floor, but I think I've got the farm sufficiently on a leash that I can jump back into it over the next couple of weeks.

In summary, I'm a slacker.

That kind of thing happens Cannon. Subs in general can be odd. If this one doesn't work out for you let me know. My hvac guy is decent.

I'll give ya a buzz when I get back home if this guy doesn't come through. I'm holed up at the river for a couple days, but this guy stopped by and checked the place out last night. Said he wanted to do a heat pump. Since I know NOTHING about HVAC stuff, I'm guessing that'll be okay. He gave me the green light to finish the framing, though, so I'm gonna call some of my Latino friends for a little help knocking out the top floor. What takes me a month takes them about 4 hours.

Heat pumps are ok. They become inefficient when it's below freezing outside. I prefer a gas heat system. As large as yours is you would have to do at least two systems if you went the package unit route like we did.

Love the foam. Worth every penny. Finished framing today, minus a few top plates that are hard to reach.

HVAC is supposed to reach completion by sometime next week. That leaves wiring & finish plumbing to get me to the point of interior trim, which I am desperately looking fwd to.

That's a matter of debate. I'm saying for my crew with he possibility that we might sprinkle in a few pay hunters, but when I say "few" I mean VERY few. I'm too greedy to lease out much.

It's been a busy week, but it's finally slowed down on the farm enough to get some work done around the place.

And finished the framing. Before anyone laughs, I hav absolutely No carpentry experience, and I did 100% of the framing myself using a crappy nail gun I bought for $64 at harbor freight. It may b structurally unsound, but I can say I actually built this dump with my own two hands . . .

Looks good man. I know you're ready to finish it. Is that a walkway around the top floor? It's starting to make sense to me now. What have you decided for interior walls? Were you considering wood, or am I imagining things?

I am sooooooooooo ready to be done with the love shack. The walkway just goes from the landing to a bathroom. Top floor will be roughly like this . . .

Definitely going with wood on the walls. Some of them, I'll cover with the interior wood from an old grain shack we have on the farm. The rest of the wood, I'll have to go pick up.

I've had a couple of close calls with the nail gun, but knock on wood, the only injury I've suffered is a torn tendon in my arm from getting over zealous with a ramset gun.

I assume that you have or have access to a miter saw, a table saw, and a finish nailer. If you could round up two more helpers we could run two crews. Which would really let us sling some boards. Even if you can't get enough help, two guns, Kyle on the saw, and a pair of legs to run lumber and we could make short work of everything but the trim.
